We are first time home buyers in Canada. We started our house search in Ontario in June 2023. With no idea about how the mortgage and loan processes work in Canada, we started looking out for advice and suggestions to make right decision. Seeing the peak in mortgage interest rates, I also wanted to block the rates for our home. I visited top 5 Canadian banks where the advisors with 15-20 years of experience were just interested in “selling” mortgage. Nobody had time to explain the process or provide any advice. I guess time is money for most of them. Everyone was interested in conducting my credit check within 05 mins of discussion. I felt uncomfortable so started exploring mortgage advisors in the market instead of bank mortgage advisors.

I met a few mortgage advisors and based on my interactions with them, I decided to work with Nishant. Before he conducted our credit check, we had more than 6-8 touch-points where he educated us on the mortgage process, explained the timelines, documents required and based on our income / debt, gave a confirmed number to us which we used in shortlisting our first home in Canada. Besides these touchpoint, whenever I had a question, he was always prompt in his response. As he comes up with a lot of market knowledge on house pricing as well, I often took his advise (besides our Realtors’) on the home offer pricing too.

Nishant is a very humble person, has been very transparent and met our expectations. He is very strong in his paperwork and there were no last minute requests regarding any documentation. Based on timelines established by him in our initial calls, he was able to get our mortgage approval letter on time.
